Question on Room Rental Fees

I’ve been talking to a community center about using their room, and their recreation director wants to take about 1/3 of my fee for their charge. (So – If I charge $32, they would take about $12-13, and I would also give $2 back to Simply Music. It seems like a lot to take, doesn’t it?)
I’m also checking with their room rental supervisor. Do most of you – who have to rent space – pay by the space or have to pay x amount per student back to the facility?

When I’ve looked into renting space for piano lessons and other endeavors, it’s always been a payment per hour, not per how much I made during that hour. This seems complicated and, well, unfair to me.

My husband and I rent a room in a church on Mondays and we made a proposition to pay them 20% of everything we make. This way if we have fewer students then other times, we are not losing money. They agreed to this as long as we never pay less then $50.00 per month. So far it has been working out very well. Perhaps you could work out a similar deal with them that would be a benefit to both of you.

At this time there are 2 different spaces I rent. One is a small lesson room in a music store one day a week from 3-8 with a set, very cheap monthly fee. It’s a very good deal and I don’t ever expect to find a deal like this anywhere else. I lucked out! The second I pay a set fee of $12 per hour no matter how many students I have.

I teach early childhood music classes at our local Community Center; I have a 70/30 split with them, so that of whatever fee the students pay to enroll, I receive 70% of it. While it is a significant percentage to give them, they publish my classes in a brochure that goes out to about 30,000 people in my community in addition to the room rental. If I had to advertise the classes on my own, I know I would spend a lot of money doing it and probably struggle to fill my classes, so in this case I consider it worthwhile. 30% does seem like a lot if it is just the rental fee.
